Barndominium Cost Calculator: 2026 Build Price Estimator
A barndominium can cost anything from about $25 a square foot for a dried in steel shell to well over $150 a square foot for a high end, move in ready home. The spread is huge because the steel building is only part of the job. Most of the money goes into the inside: framing, plumbing, electrical, HVAC, kitchens and bathrooms.

This calculator separates the shell from the interior so you can see where your money goes and decide how much of the finish work you want to do yourself.
Barndominium Cost Calculator
How The Estimate Is Built
The shell
The shell is the steel building, erected, on a slab, with doors and windows framed in. The calculator prices it across the whole footprint, living area plus shop, using:
- Kit: about $14 to $17 per square foot, based on the kit prices in our size guides scaled up by the rise in the BLS steel mill products index from November 2022 to September 2026 (checked October 2026)
- Erection: about $4 to $12 per square foot, from our erection cost guide
- Slab: about $5 to $9 per square foot, using the national ready mix average of about $174 per cubic yard (August 2026, checked October 2026)
Together that's roughly $23 to $38 per square foot before insulation and site work.
The interior
The interior rate applies only to the living area. Shop space gets insulation and lighting but no interior finishing. The calculator uses three finish levels:
| Finish level | Interior cost per living sq ft | What it looks like |
|---|---|---|
| Shell only | $0 | Dried in steel building, you finish everything |
| Basic | $60 to $90 | Stud walls, drywall, vinyl plank floors, stock cabinets, standard fixtures |
| Premium | $100 to $160 | Custom cabinets, stone counters, tile, upgraded HVAC, high end fixtures |
Bathrooms and bedrooms change the number too. Each full bathroom adds plumbing, fixtures and tile, and the calculator adds an allowance per bathroom on top of the per foot rate.
Site work and the state factor
Last, the calculator adds a site allowance for utilities, driveway and septic or sewer hookup, then multiplies the total by a state cost factor. Rural lots without utilities nearby can cost tens of thousands more to connect, so if you have a quote for well and septic, enter it as a custom line.
Shell vs Finished Barndominium
Many owners buy the shell and finish the inside over time. Others want a turnkey home and one loan. Here's how the same 40x60 (2,400 square feet, all living space) compares at each level.
| Level | Shell | Interior | Approx. total | Per sq ft |
|---|---|---|---|---|
| Shell only | $55,000 to $91,000 | $0 | $55,000 to $91,000 | $23 to $38 |
| Basic finish | $55,000 to $91,000 | $144,000 to $216,000 | $199,000 to $307,000 | $83 to $128 |
| Premium finish | $55,000 to $91,000 | $240,000 to $384,000 | $295,000 to $475,000 | $123 to $198 |
These exclude land, permits, well, septic and driveway. The basic finish range lines up with the $90 to $130 per square foot our barndominium guide has used for typical builds.
Barndominium Cost Per Square Foot vs A Regular House
For comparison, the National Association of Home Builders' 2024 Cost of Constructing a Home survey found average construction costs of about $162 per square foot for a typical new single family home of 2,647 square feet, excluding land, financing and the builder's overhead and profit (checked October 2026). A basic finish barndo usually comes in below that. A premium barndo can match or exceed it.
The savings come mainly from the structure: a clear span steel frame goes up fast, needs no interior load bearing walls, and the roof and walls are done in one system.
Ways To Lower Your Barndo Cost
- Keep the footprint simple. A plain rectangle with a standard gable roof is the cheapest shape to build and to finish.
- Stack the wet rooms. Putting the kitchen, bathrooms and laundry close together shortens plumbing runs.
- Use the shop as phase two. Build the full shell now, finish the living side first, and leave the shop unfinished until later.
- Do the finish work you're good at. Painting, flooring and trim are realistic DIY jobs that save labor costs.
Financing A Barndominium
Getting a loan for a barndo can be harder than for a standard house, because appraisers may struggle to find comparable sales nearby. Some lenders treat them as standard homes, some want a construction to permanent loan, and some won't lend at all. Line up financing before you order steel. Our bank financing guide explains the options.
Tips that help with lenders:
- Use a turnkey builder or a general contractor so the lender has one responsible party.
- Get stamped drawings and a detailed cost breakdown, like the one this calculator produces.
- Ask local lenders whether they've financed barndos before.
FAQ
